The building on Mora street is an urban villa with 5 luxury apartments, situated in a prestigious neighborhood.
The building is managed by a KNX system. We integrated an “open standard” automation solution that allowed the interworking between specialized equipment from several European manufacturers.
For example, the system coordinates the three heat sources for each room: underfloor heating, convectors in the window area, VRV air conditioning system, but also the fresh air and shading systems (rollers, curtains and the terrace awning on the top floor).
Thus, the user only needs to set the desired room temperature and the system knows to auto adjust itself, to prioritize, solving the requirement in the most economical, comfortable and healthy way. The weather station of the building commands the night lighting, raises the awnings on the terraces when the wind blows harder and lowers the indoor rollers when the noonday sun burns.
Lighting can be controlled individually or by a selected scenario according to the activity carried out (conversation, video watching, party etc). Building’s night presence is sustained by bright accents, especially LED type. The main staircase in the house has the risers lighted with special outdoor LED elements; of course automatically commanded by the home and building control system.
In terms of security, fingerprint allows access to the property in a safe and convenient way; smoke detectors “buried” on the ceiling are discreetly monitoring spaces; digital IP cameras record images with details in high resolution.Viewing security systems on the computer, tablet or smartphone provides a sense of security and allows checking home status “at a glance”, even when you are away for an extended period.
Other essential components of living are also part of the general system: music (you can choose a song or you can select “party” option) or garden’s irrigation, which can be programmed depending on the weather conditions.
Utilization is extremely simple and intuitive. All the functions can be accessed from keypads (smart switches) that are easily reached, from mini panels (small touch displays, the size of a smartphone) where all options are presented graphically, but also from a phone or tablet.
Accessing the commands can be done both “in house” and “remote” using the building’s internet connection. Communication with the building can be done even from a distance – for example, when returning from vacation, resetting thermal parameters from “economy” to “comfort” mode can be commanded from the airport and the house will have the optimum temperature at the return home.
